Minquadale Village

In July 2009, the Minquadale Village Homeowners Association, Inc. created the first resident-owned manufactured home community in Delaware. The group utilized state legislation passed in 2008 that provides residents the right of first refusal to purchase the land in their community. The community residents were assisted by a collaboration of several affordable housing organizations.

Nonprofit Center of Sussex

Community Legal Aid Society, Inc. purchased its new office in December 2007 and completed renovations in early 2009. Located in Georgetown, the office will also be home to several other nonprofit organizations. The participant lender for this transaction was Discover CDC. Permanent financing was provided by USDA-Rural Development.

Madison Street Homeownership Project

These five homes in Wilmington were developed by Interfaith Community Housing of Delaware, Inc. Home sales were completed in June 2009. The participant lender was NHSA-CDFI.

New Road Village

These 16 units of rental housing are located in Exmore, VA. They are being developed by New Road Community Development Group of Exmore. The Loan Fund is participating in the loan with Virginia Community Capital, Inc.

Habitat Office Building

The Loan Fund is currently providing construction financing to Sussex County Habitat for Humanity, Inc. Habitat is building its new office in Georgetown. They anticipate leasing space to one or two other nonprofit organizations as well. Permanent financing is being provided by USDA-Rural Development.

New Hope Place

Interfaith Community Housing of Delaware, Inc. is developing these 15 homes for sale in a Hope Zone in Wilmington, DE. The construction of Phase I (eight units) is complete. The homes are being built to LEED specifications (Leadership in Energy and Environmental Design) which will help reduce the costs of owning a home. The participant lender for Phase I was NHSA-CDFI.

Old Landing II Apartments

This 30-unit complex is located in Millsboro, DE and was developed by Millsboro Housing for Progress, Inc. NCALL provided technical assistance for this Low Income Housing Tax Credit project and is providing the permanent financing as well. In June 2008, this property received an award from the Affordable Housing Tax Credit Coalition as the best rural housing tax credit community.
